“Know Your Building”. It’s a thorough, transparent approach to determining the most efficient and economical way to deliver the building you envision. It’s a “New School” approach to design and construction—and it’s Norwest’s exclusive methodology.

 

This proprietary methodology is a rigorous process which extends far beyond the initial conversations with our clients. KYB starts with doing homework up front in a detail-oriented fashion, researching building infrastructure, jurisdictions, selecting the right subcontractors.

 

The exact same project in different buildings will always vary in cost regardless of a building’s age or appearance. Some of the in-depth questions we’ll explore are:

 

  • Are the electrical and plumbing systems adequate for your use, or do they need upgrading?

  • What’s a cold shell and why does it matter?

  • Is there enough heating and cooling and how old are the mechanical units?

  • Will your project be assessed traffic, sewer, and parks fees?

  • Does the “Landlord’s Work” mean what you think it does?

 

A KYB assessment calculates and documents the “surprise costs.” A KYB can:

KYB PAYS OFF FOR PEDIATRIC DENTIST

A Portland pediatric dentist found a location to expand her practice and every indication pointed to it as good. However, a KYB assessment discovered that the infrastructure was not to code—a mislabeled electrical panel, water line and more. These issues would have added an additional 25% to the construction cost. 

 

Her real estate broker used our KYB documentation to negotiate with the landlord who eventually covered the entire cost.
